1300 W. Madison Down to Final Two Units

UrbanTurf has learned that just two units remain at 1300 W. Madison, part of the second phase of the West Loop condo project located at 1312 W. Madison St. (map).

As an incentive, the developer is offering a 10 percent discount on the final listings of the nine-unit project. The first phase — six three-bedroom units at 6 N. Throop St. (map) — sold out last September.

The second phase has nine three-bedroom units ranging in size from 1,415 to 1,600 square feet. The two remaining units are Unit 2C and Unit 3C, each measuring out at 1,415 square feet and priced at $425,000 and $435,000, respectively. Both have balconies and relatively low monthly assessment fees of $170/month.

Developer Quest Realty Group said construction is nearing completion and managing broker Jason Vondrachek said the units are expected to deliver in May. 1300 W. Madison was modeled after Quest Realty’s 15 Racine development (map), a higher-priced, ten-unit building in the West Loop.
